Every project is different. Renovator connects initial assessment, technical review, design, approvals, quotation and construction into one organised project with clear stages and responsibilities.

Initial project enquiry

The process begins with the project form and the essential property information: type, location, size, current condition, intended use, proposed works, budget, target programme and any available drawings, photographs, permits or technical documents.

First contact and initial assessment

We review the information and clarify the client's objectives, property use, technical problems, functional and aesthetic priorities, budget, deadlines, professional advisers and access for inspection.

For owners or investors abroad, communication can be organised remotely and access arranged through an authorised representative, agent or other nominated person.

Understanding the property type and use

The process is adapted to each project. Apartments require attention to building rules, common areas, neighbours and site access. Houses and villas may involve roofs, façades, insulation, gardens and external services. Remote properties require additional transport, storage and supplier planning.

Commercial premises are assessed around operational flow, customer experience, lighting, ventilation, networks, fire safety and business downtime. Medical premises also require careful consideration of accessibility, hygiene, privacy and specialist equipment. Whole buildings may require coordinated work across floors, shared infrastructure and phased delivery.

Site inspection and technical review

Where required, we inspect the existing layout, actual geometry, visible defects, electrical and plumbing installations, heating, cooling, ventilation, finishes, access and any condition that may affect cost or programme.

Properties being considered for purchase or presenting specific problems may require visual or thermographic inspection and the participation of appropriately licensed professionals.

Defining needs and priorities

We organise the project into essential technical interventions, functional changes, aesthetic choices, energy improvements, permits and studies, optional works and items that may be deferred.

This helps the client understand what is necessary, what is desirable and how each decision affects the budget and result.

Design and technical preparation

Depending on scope, preparation may include measured surveys, architectural design, new layouts, interior design, material selection, 3D visualisation, lighting design, electrical and plumbing layouts, technical studies and bespoke details.

Proposals are reviewed with the client before approval. The level of design is matched to the complexity of the project.

Permits, approvals and specialist professionals

We identify whether the proposed work requires permits, approvals, drawings, regularisation of existing structures, building-management consent or licensed engineers and specialist contractors.

Work requiring a mandatory permit or approval does not begin before the required procedure is complete.

Detailed commercial and technical quotation

The written quotation defines the scope, inclusions, exclusions, principal specifications, materials and procurement responsibilities, options, cost, payment schedule, estimated duration and project conditions.

Appointment begins after written acceptance, the agreed initial payment and satisfaction of the starting conditions.

Preparation before work begins

Preparation may include clearing or protecting rooms, securing access and keys, ensuring water and power, ordering key materials, scheduling trades, organising transport and storage, protecting retained elements and coordinating with building management, staff or affected occupants.

Commercial, remote and multi-occupancy properties may require additional phasing and logistics.

Construction and project management

During construction we coordinate works, trades, orders and successive phases. Management may include technical coordination, progress monitoring, deliveries, approved selections, dependencies, client reporting, recorded decisions and final handover planning.

Decisions affecting scope, cost, materials or programme are confirmed in writing.

Organisation for different environments

Apartment projects emphasise common-area protection, permitted hours, waste removal and communication with neighbours. Houses and villas may require machinery access, garden protection and weather-dependent external works.

Commercial and medical projects may require separation from active areas, phased or out-of-hours work, equipment-supplier coordination and enhanced cleaning before reopening.

Unforeseen conditions and additional work

Older properties can reveal hidden pipework or wiring defects, unstable substrates, damp, leaks, inadequate insulation, discrepancies from drawings or problems originating in shared or neighbouring installations.

We record the condition, inform the client, obtain specialist input where needed and explain the proposed solution, cost and programme impact. Chargeable additional work requires prior written approval, except for essential temporary measures needed to prevent immediate danger or greater damage.

Changes during the project

Requested changes are reviewed for technical feasibility, effects on completed work, permits, cost, programme and existing orders. A change is implemented after written approval of the revised terms.

Protecting the property and surrounding areas

Measures may include protection of floors, windows and retained elements, covering equipment, protecting common areas, dust control and basic cleaning, safe material storage, photographic records and protection of gardens, façades and external structures.

Quality control and monitoring

Quality is monitored throughout the work, including before services are concealed, before finishes are installed, on delivery of key materials, after individual construction stages and before final handover.

Where certified inspection or specialist measurement is required, the appropriate licensed professional participates.

Final inspection and handover

On completion, the agreed scope is inspected with the client or representative. Reasonable outstanding items are recorded and scheduled.

Handover may include care instructions, available product documents, manufacturer warranties, agreed technical records or drawings and a final summary of completed work.

Finalising materials and equipment before commencement

Before the start date is scheduled, all materials, sanitaryware, fittings and equipment that affect construction or will be installed by Renovator's teams must be selected and recorded.

Depending on the project, this includes tiles, stone and timber floors; taps, showers and sanitaryware; bathroom furniture and mirrors; kitchen sinks and taps; appliances and connection requirements; lighting and LED systems; switches, sockets and automation; heating, cooling and ventilation; doors, security doors and windows; kitchens, wardrobes and bespoke joinery; paints, wallpapers and decorative finishes; and any product affecting dimensions, services, supports or installation.

Where applicable, the manufacturer, exact model, dimensions, technical specifications, installation method, quantity, procurement responsibility, delivery time and availability of special parts must be known. The client provides technical sheets, photographs, product codes and installation instructions in good time.

A generic choice such as “concealed mixer”, “wall-hung WC” or “large-format tiles” is not complete where the precise model affects services or construction. Renovator does not schedule commencement until decisions affecting layouts, electrical and plumbing services, installation heights, substrates, reinforcement, orders and trade sequencing are final.

Critical materials must be ordered or have a confirmed delivery date compatible with the programme. If an approved item changes afterwards, technical compatibility, cost and timing are reviewed again. Demolition, service alterations, return visits or delays caused by the change constitute additional scope.

An exception is possible only where a decision demonstrably does not affect earlier work and can safely be completed later. Any exception must be agreed in writing.
